Price drastically reduced by motivated seller! Rustic plot of 25,500m² for sale - Villanueva de la Concepción (Málaga).  A few kilometers from Antequera and near to the El Torcal mountains.  The land is rustic and therefore it is not possible to obtain permission for building.  There is a small out-building on the property of 49m², and although not fit for habitation it could be used for storage etc.  Mains water and electricity are supplied to the property, and these utility services would need to be reconnected etc.  Access is very good, just a short dirt track from the main road.  The topography of the land is a small flat section with an incline leading to a second larger flat area lower down the slope.  The views are truly amazing! The local village is in walking distance and the main town of Villanueva de la Concepción is only a few minutes by car.

The land can be used for farming and you might be able to obtain permission to renovate the existing building to provide dry storage related to farming.  The land has not been used for many years and there is currently no agricultural production or activity in operation. The property would be ideal for agriculture, there are olive and almond trees on the land or to keep horses, as there is good space for stables and paddocks etc.

To be clear, the owner is selling a rustic plot of land, 25,500m² as listed in the Land Registry.  The situation regarding the existing small building on the land, whilst not registered, was constructed in 1998 before the new land law (Ley del Suelo) came into effect in Andalucia in 2003, and therefore based on its age it has been adopted by the local town hall as a construction that has long been in existence there and not something that was newly constructed since.  In the cases where the location where the land is situated also has residential dwellings, the town hall includes both parts of the property, (the dwelling and the land) on their Catastro Register, with the dwelling being classified as Residential (ie., URBAN).  but the land remains classified as RUSTIC.  Local Council Taxes (IBI) are payable annually for both elements accordingly although these will be very low on this property.  In recent times the Town Halls in rural areas have updated their Catastros and combined the elements into a new single Catastro Reference.
